What It Does Well
Fasteners hidden under the seams so nothing penetrates the water plane. Excellent wind ratings and reflective finishes cut attic heat.
What to Watch
Highest up-front cost, and the coating class has to be specified for salt. Repairs need a metal crew, not a shingle crew.

Best For
Inland properties, outbuildings, shops, and barns
What It Does Well
Far cheaper than standing seam, fast to install, and genuinely long-lived once you're out of the salt zone.
What to Watch
Screws back out and washers harden. Budget a re-screw every ten to fifteen years or the leaks start at the fasteners.

Concrete or Clay Tile

40+ years (tile), 20 – 25 (underlayment)

Best For
Stucco and Mediterranean-style homes rated for the weight
What It Does Well
The tile itself is close to permanent, handles UV and salt without complaint, and carries strong wind ratings when properly attached.
What to Watch
Heavy — the structure has to take it. The underlayment underneath is the real waterproofing and it ages on a much shorter clock.

Low-Slope Membrane (TPO, EPDM, Mod-Bit)

15 – 25 years here

Best For
Commercial buildings, additions, and flat porch or deck sections
What It Does Well
The only sensible answer on a low-slope roof. Reflective white membranes drop rooftop temperature significantly in a Carolina summer.
What to Watch
Seams and penetrations are the weak points, and drainage has to work. Ponding water two days after rain is a defect.

Beyond the Shingle

The Layers Nobody Puts in the Brochure

The visible material gets all the attention. These are the components that decide whether it holds.

A roof is a system, and the covering is only its outermost layer. Beneath it sits the underlayment — synthetic or self-adhered — which is what actually stops wind-driven rain that gets past the shingles. On this coast that layer matters more than it does anywhere inland, because our rain arrives sideways.

Then there's the metal: drip edge at the eaves, rake metal at the gables, valley pans, and step flashing at every wall. Those components corrode fastest in salt air and they're where most leaks begin. Upgrading them costs a small fraction of the job and changes how long the whole system lasts.
