Water Travels

Tracking Down Leaks in Grand Strand Homes

Anybody can smear tar on a suspicious spot. Finding the actual hole takes a ladder, an attic, and patience.

The first thing we do on a leak call is go inside and up. Attics tell the truth: rusted nail shanks show where moisture is condensing, dark tracks on the rafters show the path water is taking, and a compressed dark patch of insulation shows where it has been landing for a while. From there we can work upward and figure out which detail on the roof is letting it in.

On this coast the culprit is usually one of four things — a split pipe boot, a failed wall or chimney flashing, a valley packed with pine straw, or fastener holes from someone's earlier repair. Wind-driven rain here pushes water sideways and uphill, which is why leaks show up in houses that look perfectly fine.

  • Leak source tracing
  • Attic moisture inspection
  • Water testing on suspect areas
  • Flashing and penetration repair
  • Wet insulation assessment
  • Decking dry-rot checks
  • Ceiling stain source reports
  • Follow-up rain verification

Where Leaks Start

The Five Entry Points Behind Most Carolina Leaks

Nearly every leak we repair between Georgetown and Little River begins at one of these.

  1. Split Pipe Boot Collars

The rubber collar around a vent stack cracks from UV around year eight or ten.

  2. Chimney and Wall Flashing

Where a roof meets brick or siding, sealant fails long before the shingles do.

  3. Blocked or Undersized Valleys

Pine straw dams the flow and pushes water sideways under the shingle course.

  4. Old Nail Holes and Patches

A previous repair often leaves fasteners in the wrong place, right in the water path.

  5. Skylight and Vent Curbs

Anything that pokes through the roof plane is a leak waiting for its flashing to age.

Leak Diagnosis

How We Chase a Leak to Its Source

Four steps, and none of them involve guessing from the driveway.

  1. Interior Walkthrough

We map the stain, the timing, and which weather brings the leak out.

  2. Attic Investigation

Rust, tracking, and damp insulation point us back up the water's path.

  3. Roof-Side Water Test

Controlled water on suspect details while somebody watches from below.

  4. Repair and Re-Test

The failed detail gets rebuilt, then tested again before we call it closed.

Coastal Water Behavior

Why Leaks Behave Differently Near the Ocean

Six local factors that change where water gets in and how fast the damage spreads.

Rain That Moves Sideways

Onshore gusts drive water up under shingle courses instead of off them.

Attic Condensation

Humid coastal air condenses on cold nail shanks and mimics an actual leak.

UV-Cooked Rubber

Carolina sun ages neoprene boots and sealant faster than the shingles around them.

Debris From Coastal Pines

Needles pack valleys and gutters, holding standing water against the roof edge.

Salt in the Flashing

Corroded flashing gets pinholes you'll never see from the ground.

Damage Spreads Fast

Warm, humid air means wet framing and insulation stay wet and start growing mold.

Leak FAQs

Understanding a Roof Leak Before You Panic

Because water runs. It gets in at a penetration or flashing detail, travels along a rafter or the top of the drywall, and drops at the first low point it finds — often ten or fifteen feet from where it entered. Chasing the stain is how people pay twice.
